Flats That Could Attain MOP In 2026 And Where To Find Them

With about two months left before 2025 concludes, the present moment might just be a good time to set our sights on 2026 and plan for the upcoming year. If you are on the lookout for newer resale HDB flats on the market, this article may just have the information you need for a smoother and better-informed home-hunting journey.

Based on figures from the National Development Ministry, around 13,500 HDB flats will exit their 5-year Minimum Occupation Period (MOP) in 2026, which means they would be eligible for sale on the resale market (see Chart 1). This is expected to potentially boost the supply of resale flats available on the open market, as the 2026 MOP stock is significantly higher than the 8,000 units that will reach MOP in 2025. The increase in MOP supply could be attributed to the ramping up of new flat completions, as construction delays due to the COVID-19 pandemic eased.

Potential MOP Projects in 2026

As the MOP timeline depends on the key collection date of individual owners, it is difficult to be precise as to exactly when, and how many units will complete their respective 5-year MOP period. Nonetheless, PropNex Perspectives will attempt to look at some HDB projects that may possibly exit the MOP around 2026.

A curated study of potential MOP projects (see Table 1) shows that 25.9% are located in Punggol, followed by 15.5% in Queenstown, 15.1% in Tampines, 10.7% in Bukit Batok, 10.3% in Toa Payoh, and 9.3% in Bedok. Other towns with flats that may reach MOP in 2026 include Bukit Panjang, Sembawang, Yishun, Woodlands, Geylang, and Kallang. 2026's upcoming supply of potential MOP flats will likely see a fairly even distribution across both mature (53.8%) and non-mature estates (46.2%).

Notably, SkyResidence @ Dawson and SkyOasis @ Dawson in Queenstown are replacement public housing projects for the June 2014 SERS (Selective En-bloc Redevelopment Scheme) exercise, which saw the redevelopment of the HDB blocks in Tanglin Halt Road and Commonwealth Drive.

PropNex anticipates that larger, well-located projects such as Tampines GreenVerge, Alkaff Oasis, SkyResidence @ Dawson and SkyOasis @ Dawson could be well-received by prospective buyers and renters once the MOP is met and the units are eligible to be resold or leased. For those who favour the convenience of an MRT station virtually on their doorstep, they could have Bedok Beacon, Bedok South Horizon, Kallang Residences, and Pine Vista on their radar. Bedok Beacon and Kallang Residences are located less than three to five minutes' walk from the Bedok and Kallang MRT stations respectively, while Pine Vista is a short walk to the Dakota station. Bedok South Horizon is expected to enjoy enhanced connectivity when the upcoming Bedok South MRT station on the Thomson-East Coast Line (TEL) opens in 2026.

In the case of Tampines GreenVerge, its sweet-spot location between Tampines Central and the upcoming Tampines North MRT and Bus Interchange, along with its larger supply of 4-room (1,106 units) and 5-room (612 units) flats could make it one of the more attractive projects on the list (see Table 1). The Tampines North MRT and Bus Interchange will be integrated mixed-use development Parktown, which will offer retail shops, a community club and a hawker centre.

While the Tampines North integrated transport hub undergoes development, residents will be well-served by the nearby Tampines Central, with its three shopping malls (Tampines One, Tampines Mall and Century Square) and various amenities at Our Tampines Hub. Families with children would appreciate the project's proximity to many schools, with Poi Ching School and Angsana Primary School located within 1-km. Other schools nearby include St. Hilda's Primary and Secondary, Tampines North Primary, Gongshang Primary, Pasir Ris Secondary, Junyuan Secondary, Tampines-Meridian Junior College, and United World College of South East Asia (East Campus).

Alkaff Oasis is located between Potong Pasir and Woodleigh MRT stations on the North East Line (NEL). Amenities nearby include The Poiz Centre, The Woodleigh Mall integrated with the Woodleigh MRT and Bus Interchange, Bidadari Community Centre, and the Woodleigh Village Hawker Centre. Resale flats in the Bidadari estate have been highly sought-after since its first few projects attained MOP in 2025, with 132 flats in Alkaff Crescent and Bidadari Park Drive resold during the first nine months of 2025 - of which 100 resale flats were sold for at least $1 million. For young families, Cedar Primary and Cedar Girls' Secondary schools are located right next to the estate, while other schools such as Maris Stella High (Primary and Secondary), Stamford American International School, St. Andrew's Junior and Secondary schools and part of St. Andrew's Junior College are located about 1-km away. The nearby Bidadari Park and Alkaff Lake could also appeal to nature-lovers, fitness enthusiasts and parents with children, as it is designed to be an ecologically-sensitive nature park equipped with play zones and jogging paths.

SkyResidence @ Dawson and SkyOasis @ Dawson could help meet demand for resale public homes in Queenstown when they enter the market upon MOP. In the first nine months of 2025, Queenstown saw 473 resale transactions, with more than a quarter homes (27.3% or 129 transactions) fetching $1 million or more. These projects enjoy good connectivity being located within walking distance to the Queenstown MRT and easy access to major roads such as Commonwealth Avenue and Queensway, SkyResidence @ Dawson and SkyOasis @ Dawson. Residents need not venture far for basic necessities as the Margaret Drive Marketplace, Margaret Drive Hawker Centre and the upcoming Q Mall are located in the neighbourhood. For more food options, they could also head down to the nearby Mei Ling Market and Food Centre. In terms of weekend activities, residents need not fret, as a short drive down Alexandra Road will lead them to IKEA Alexandra, Anchorpoint Shopping Cente, while the Queenstown Stadium, Sports Centre and Swimming Complex are a stone's throw away. Schools in the area include New Town Primary, Queenstown Primary, and Queensway Secondary, providing parents and children much convenience commuting to and from school.

The three projects located along Northshore Drive (Northshore StraitsView, Waterfront I @ Northshore and Waterfront II @Northshore) could appeal to homebuyers looking for unique waterfront homes with good connectivity to key amenities, with the Punggol Coast MRT station, Punggol Coast Mall and Punggol Digital District located just a short LRT ride away. The Punggol regional centre, Waterway Point and Punggol MRT station (NEL) is also easily accessible via the Punggol West LRT Loop.
